Santa Fe Home Inspection

A thorough home inspection is a standard contingency on the Purchase Agreement. At GreenRoads, we require that any home we sell be inspected — both so our buyers know the condition and any problems, and  as a negotiating point to request the seller either repair or credit the buyer for repairs.

We have a list of certified and experienced local independent inspectors who know the style of homes and systems, and work directly for you to check out and provide a complete written and photographic report of their findings.

The Purchase Agreement requires specific time periods for each inspection, and it’s critical that these time frames be met. Usually. the cost for any and all inspections and re-inspections are paid by the Buyer because the inspector is working for you. Prices can range from $350 to $500 for whole-house inspections, and more for larger homes and additional items like pools and hot tubs.

Some examples of common inspections are:

  • Structural – Defects caused by poor construction, soil movement, water or drainage conditions, settlement, fire, etc.
  • Environmental Hazards – Including asbestos, lead-based paint, radon gas or any other toxic material.
  • Roof – Can include framing members, decking and overall condition.
  • EMP – Electrical, Mechanical and Plumbing – Usually included in a full-home inspection, should include electrical and plumbing systems, built-in appliances, heating and cooling systems, swimming pool/spas, sprinkler systems and security systems.
  • Termite – Report would show any visible infestation or visible damage caused by and wood destroying organism (termites, water damage, wood rot).
  • Radon
  • Mold

Many companies specialize in only one area of inspection, and others will group several together and offer a package price. Whichever route you go, GreenRoads Buyers Agents will help ensure you are getting the inspections you need and want in a timely manner, and then using the results of the inspection to negotiate aggressively on our Buyer’s behalf.
