1. SANTA FE CITY LIMITS NORTHEAST – Santa Fe River on the south, St Francis Dr. on the west, city limits N & E. This area flanks the foothills of the Sangre de Cristo Mountains north and east of the Plaza, giving easy access to hiking and biking rails and Santa Fe Ski area. Junipers and pines dot the hillsides and many properties features large vistas.

It includes many eastside historic and “walk to plaza” properties. While popular for its vacation properties, small casitas, condos and townhomes, there area many custom homes in this area with much larger footprints, land and more architectural detail. Property values tend among the highest in the city.

Subdivisions along Hyde Park Road include Estancia Primera with a community pool and clubhouse, and the upscale and newer Cerros Colorados, Sierra del Norte and the Summit. Areas around Gonzales Road and Cerro Gordo also offer a variety of homes, estates and subdivisions like Las Barrancas, Shayakin and El Cañon.

North of the Plaza are a wide mix of homes, townhomes and condos. Those within walking distance to the Plaza have a premium. On either side of the main north/south streets are different neighborhoods, often without names. As with most cities, the higher up the hill one gets, the pricier the real estate. Bishop’s Lodge Road leads past estates (such as Brownell Howland subdivision) on the way to Tesuque. Old Taos Highway dead ends about 1.5 miles north of Paseo de Peralta. The Governor’s Mansion is in this area, as is Ft. Marcy Recreation Center, Valle del Sol, North Hills, Vista Encantada, etc.

2. SANTA FE CITY LIMITS NORTHWEST – Santa Fe River on the south, St Francis Dr on the east, city limits N & W. Santa Fe home gated privacy

As with most of Santa Fe, a good deal of variety exists in this area. Old homes and newer developments, some in the low-lying area along the Santa Fe River, some on the hillsides with views. Casa Solana, built by Alan Stamm post-WWII, is a popular close-in area with a large dog park nearby. Las Lomas, further west off Alameda, is an area of custom-built homes, surrounded by more rural-feeling properties. Further north, off Hwy 599 (“The Bypass) are mostly more-recently built custom homes on larger lots or acreage, often with views.

3. SANTA FE CITY SOUTHEAST – Santa Fe River on the north to I-25 on the south, St Francis Dr on the west to city limits on the east.

The Southeast includes “South Cap” (south of the state capitol, or “Roundhouse”), homes built mostly in the early 20th century with urban density, historic districts near Canyon Road and Acequia Madre, high-end custom homes around St. John’s College and Museum Hill.

4N. SANTA FE CITY SOUTHWEST – North of Cerrillos Road. Typically smaller, older, sometimes adobe homes on city-sized lots in well-established areas. Includes the newly revitalized Guadalupe/Railyard District.

4S. SANTA FE CITY FURTHER SOUTH/SOUTHEAST – South of Cerrillos Road. Tending to older homes in established neighborhoods, apartment complexes that have been condominiumized, with easy access to more-commercial areas.

5.  CANADA DE LOS ALAMOS – and north and east of Camp Stoney including Camp Stoney. Some 5-plus miles southeast of City Limits. Homes generally on larger tracts of land and many on dirt roads.

6.  LA CIENEGA & LA CIENEGUILLA – Southwest, some 15-20 minutes from town includes Remuda Ridge, Race Track Area, Vista Land & Ranchos de La Luna Subdivision. Some of upper La Cienega is quite lush with acquias and streams, although parts allow mobile homes and many properties are older.

7.  OLD LAS VEGAS HIGHWAY CORRIDOR - Including: Old Agua Fria Rd, Arroyo Hondo, Rabbit Rd, Cerros Cantando Subdiv., Hondo Hills, Seton Village, Timberwick Rd, Nine Mile Rd, Sunlit Hills, Old Pecos Trail Estates, Solar Village, Los Cerros Negros, San Sebastian, Bobcat Junction, and Apache Ridge. Running parallel to I-25, homes on acreage, some with great views.

8.   GLORIETA, CANONCITOGlorieta Mesa, Ojo de La Vaca, La Joya & La Cueva. Southeast about 15 miles, off I-25, a more-rural area.

9. PECOS, ROWE – Cow Creek, Rowe Mesa, Cowles, Terrero, Pecos Canyon & East Pecos, South San Ysidro, Hidden Valley, Ilfield. Further southeast off of I-25, about 30 minutes from Santa Fe.

10.  HWY 285 - Immediately South & East of Eldorado to include: Lamy, Galisteo, Camino Valle, Dos Griegos, Alteza Estates, Los Caballos, Belicia Estates, La Paz at Eldorado, Las Nubes, Los Vaqueros, Old Road Ranch, Calle Pinon, Ranchitos de Santa Fe, The Ridges, and Cimarron. Homes on an acre or more, most built since the 1980s, some horse properties. Rolling hills and long views. 10 to 15 miles southeast of Santa Fe on the main highway to Clines Corners.

11.  HWY 14/COUNTY RD 42 EAST – to railroad & 44, 44A, 44B, 44C, 44D, 55A & 586, Rancho Alegre, Rancho San Marcos, Turquoise Trail Subdivision, Valle Linda, and Valle Vista. South of the city on Hwy 14 towards Cerrillos and Madrid; wide open spaces, equine properties, big views, past state prison and army reserve sites.

12.  MADRID/LOS CERRILLOS - including County Road 55 (Goldmine Road), Chuck Taylor Subdivision. Southwest of Santa Fe on Hwy 14; old mining towns with some galleries and vast vistas, 30-45 minutes to downtown.

13.  AIRPORT ROAD/AGUA FRIA ROAD CORRIDOR – Including: Acres Estates, Agua Fria, Agua Fria Village, Cedar Mobil Home Park, Colonia Prisma, Country Club Estates, Fairway Village, Jaguar Estates, Las Acequias, Los Milagros, Nueva Vista, Tierra Contenta, Tierra Escondido, Tierra Madre, Tierra Real, Tierra Real Mobile Home Park, Vista Primera,Vista Verde, Wedgewood, West Meadow, & Whispering Ridge. Primarily tract communities of suburban density. Convenience is nearness to 599 Bypass for commuting to Albuquerque, downtown and Los Alamos.

14.  ELDORADO SUBDIVISIONEldorado and The Islands. Popular area of some 2500 homes started as a small solar community in the 1970s but most built after the 1980s. Considered good value for dollar. Septic systems and community water, big views, walking and biking trails, elementary school, public library and shopping center.

15 TESUQUE VILLAGE/NORTHEAST AREAfrom Bishops Lodge to turnoff to Rancho Encantado & including but not limited to Los Caminitos, Vista Redonda, Chupadero, Rio en Medio, Pacheco Canyon. Five miles north of Santa Fe is the village of Tesuque, although its only amenities are a post office, the Tesuque Market (a popular restaurant with minimum convenience products), Los Nidos (a restaurant) and a newly renovated elementary school.

In close proximity to the Opera, Tano Rd. and bordering the Tesuque Pueblo, residences were established in the 1920s. It continues to be a mix of old-time families and newcomers who share the valley setting. The area is marked by large lots and beautiful homes, many with historic value. Further to the northeast are newer upscale communities in the “Badlands” like Vista Redondo and older rural communities like Chupadero.

16.  POJOAQUE VALLEY - Including: Pojoaque, Nambe, Jacona, Arroyo Jacona, Jaconita, El Rancho and Cuyamungue. North of Santa Fe off Hwy 84/285 are these older, more traditional rural areas. Haciendas can sit next to mobile homes, large cottonwoods grow in riverbeds.

17. FAR SOUTH SF COUNTY AREAGolden, Cedar Grove, San Pedro Creek, Paako, Sandia Park, Sandia Crest, Sandia Knolls, San Antonitos, Cedar Crest, Tijeras, Edgewood, Moriarity, Stanley, Sedillo, Zuzax

24.  LAS CAMPANAS SUBDIVISION – Las Campanas Subdivision. Easily accessible off the 599 Bypass, approximately 6 miles from downtown is this upscale community with security, golf courses, clubhouse and equestrian center (each with separate fees). All homes are custom designed with strict covenants.

25.  NORTHWEST OF CITY LIMITS - including: Aldea, Tano Road, Casas de San Juan, Sangre de Cristo Estates, Tesuque Hills, Puesta del Sol, Pinon Hills, Monte Sereno, and all subdivisions off Camino La Tierra. Although not in Las Campanas, some of these areas abut it and share a similar rolling topography and splendid views, often 360 degrees looking at several mountain ranges. While the planned “new urbanism” community of Aldea offers townhomes and small lots, most homes in these areas are custom and on larger lots, often with wells and/or septic systems.

26.  SOUTHEAST OF CITY LIMITS – including: Cloudstone, La Vista, Coyote Mountain Road, Mercer, Double Arrow Road and east, La Barberia, Overlook I and II, north and south of Old Santa Fe Trail from Camp Stoney cutoff. Easily accessible off the Old Santa Fe Trail. Climbing up the hillsides of the south end of the Sangre de Cristos, this area is single family homes on acreage, usually sited for privacy.

27. SOUTH OF I-25 – including Campo Conejos, Old Galisteo Road, La Pradera, Town & Country, Oshara Village, Rancho Viejo, Young, Miles and Santiago Subdivision. Marked by newer subdivisions, from small tract homes to large customs, this area on the south side of I-25 also has some tucked away older rural-like properties.

28.  SAN MIGUEL COUNTY – Pecos River Retreat, Flying Diamond, Rancho del Rito, San Jose, Villanueva, Bernal, Ribera & Las Vegas. Some beautiful areas in the mountains and along the Pecos River south of I-25, this is rural, often farm and ranch land and homes.

29.  COCHITI, PENA BLANCA – La Bajada, Algodones & Placitas. Homes in Cochiti are sold on land leased from the Cochiti Pueblo. Placitas tends to offer higher-end custom homes, often on more newly-created ranch developments. Call for referral to excellent Brokers serving this area.
