How long will it take to sell my home?

In today’s 2010 market, the average length of time to sell a home in Santa Fe depends on location, condition, competition and price. We can help you assess these factors based on your specific property.

Some property will sell in a few months and some may take several years. According to Absorption Rates, homes under $500K are taking an average of 13 months; homes $500K-$1m 24 months; homes over $1m 46 months. But these are average and general numbers and need not apply to your home if it is priced correctly from the start.

Buyers make their decision based on the comparison of both logical and emotional appeal. You must make your pricing logical (i.e., perceived as a great value) and your home emotionally appealing, positively engaging the senses.

Days on the Market (DOM): Santa Fe MLS records the time from first listed to closing as days on the market. This can be a little confusing. For example, if a well-priced home goes under contract in 30 days but the closing is not for 90 days, it will show the house on the market for 120 days when, in fact, it went under contract in 30.
